(Most but not necessarily all of these services will be provided
without charge) Normally there is no charge to the seller. The
agents sole compensation is generally from the commission paid
to the broker at the time the property is sold.
1. Provide a Free, no obligation, Current Market Analysis to
determine the expected market value range and suggest a reasonable
asking
price range.
2. Estimate the net proceeds the seller can expect after expenses
(commissions, lawyer's fee, disbursements and any applicable
taxes).
3. Explain other contingencies such as mortgage prepayment penalties.
4. Explain: Buyer Agency, Seller Agency and Dual Agency.
5. Provide a Marketing Action Plan.
6. Organize a New Listing Inspection Tour (Caravan
Tour) for the Beatrice Realty agents. This will provide an immediate
feedback on price and condition.
7. Keep the seller up to date on Showings results,
agent comments and competition changes.
8. Show the seller ways they can improve their home at a minimal
cost, to get a better sale price.
9. Prepare Feature Sheets for the public and agents.
10. Send special notices to agents who are active in the area.
11. Prepare and place advertising.
12. Do open houses for agents and the public as required.
13. Feature the home on the Beatrice Realty
web site.
14. Place the home on Beatrice Realty site
with a Virtual Tour.
15. Prequalify buyers for their ability to purchase.
16. Review all offers with the seller and recommend
negotiating strategies.
17. When a price is agreed, ensure that all conditions are delt
with properly.
18. Assist the sellers with details after
the sale.
19. Provide extra help for seniors or people
with special needs. This can be ... pick up and delivery to the
lawyer, the new home,
shopping etc., to ensure the vendor is able to get settled quickly
and easily.
